A foreclosure is a legal procedure in which property mortgaged as security for a loan is sold to pay the defaulting borrower’s debt. Foreclosure is also known as repossession of property.

Usually when foreclosure occurs, you may have to move out of your home, and your house will be sold for the amount you owe the lender. If your property is worth less than the total amount you owe on your mortgage loan, a deficiency judgment could follow. If a deficiency judgment proceeds, you won’t only loose your home, you will also owe an additional amount to your lender.

Having a foreclosure or a deficiency judgment on your name could seriously affect your ability to qualify for credit in the future. So the best thing to do try to pay your mortgage at all costs to avoid this type of embarrassments.

What should I do to avoid foreclosures?

The best thing to do to avoid foreclosure, is don’t ignore the letters received from your lender. If you have difficulty making the payments on your mortgage loan, contact your lender, explain your situation and be prepared to provide them with some of your financial information, such as your monthly income and your expenses. Stay in your home to make sure you qualify for assistance. Always combine forces with the counselors and lenders that try to help you and explore every alternative to keep your property.

When getting advice from a lender or consultant you should beware of scams at all times and remember to never sign anything which you do not understand. Remember that signing over your deed to someone else doesn’t necessarily relieve you of the obligations of your loan or mortgage.

In cases like these where you might not be able to meet the agreements of your mortgage, you should remember to act fast and get help. Postponement may cause you to loose your precious property and cause a great deal of embarrassment.
